Excessively Large Sutton One Bedroom With Terrace

Every now and then I find an apartment that I don't want to leave. This is one of them.

The $4,000 one bedroom inventory is a fascinating set, and one that I love exploring. $4,000 - $5,000, incidentally, is exactly the point where one should consider just buying a place, because the cost of rent at that level is equal to what a mortgage and maintenance payment would be.

This is an 1,100 square foot one bedroom with a terrace on 55th Street right off First Avenue. Leafy Sutton at its best. It has two full baths, two walk in closets, a chef's kitchen with stainless steel appliances -- all in a white glove doorman building.

If one cares about having the right address, then this apartment certainly fits the bill: East 70s, between Fifth and Madison, a pre-war building. It's a very large one bedroom, about 1,000 square feet with a terrace that overlooks a leafy courtyard. The bedroom used to be a separate studio apartment, so it's easily 400 square feet on its own. Tons of closets and pets are OK.

I Went To The Upper West Side And I Didn't Spontaneously Combust

Different parts of town speak to differently to different people. I've been an East Side gal since the minute I moved to Manhattan eleven years ago. I've always been just a few yards from Second Avenue, one way or another.

The Upper West Side makes me feel like I'm a graduate student at Columbia again, as if I should be a little more caffeinated and reading something academic instead of, say, my chic lit book du jour. Whenever I walk around I have an overwhelming sense of guilt for not being better versed in the current week's New Yorker, or my lack of support for NPR. It's a place that has always struck me as being a little sleepy, what with all the strollers and the nannies. (Even though I have both a stroller and a nanny, Murray Hill is hardly sleepy, considering all the drunk frat boys and its proximity to Grand Central Station.)

After going over my clients with my boss, and looking for ways to tweak my business, I realized that I've been doing well with couples, large one bedrooms and an average price of about $3000. So why limit myself to just the East Side? I took the 2/3 train to 72nd Street and decided to see what was up there.

This is what's up there: A Classic 7 (yes, seven) in a doorman building on West End Avenue. High floor. $9950. If you put this same apartment on the East Side it would be closer to $15,000. (Trust me on this one.)


Need a backyard? A little farther south on 48th Street and Ninth Avenue is this very large one bedroom with a backyard that is the same size as the apartment. Gut renovation, new floors, new bath, new kitchen and very high ceilings. $2595. Insane deal and a really good pick if one works in Midtown, a la Morgan Stanley, Barclay's etc. Short walk to work while escaping the chaos of Times Square.

East 72nd and Park One Bedroom. Yes, $3200!

I don't often venture to the Upper East Side. It's an area that is zoned mostly for residential and the inventory is vast. I do, however, like the East 60s and low East 70s. Before there was Carrie Bradshaw, there was Holly GoLightly, and she lived in the East 70s. It's an area that's aged well in terms of keeping its charm but not feeling stodgy.

Today I saw this one bedroom, on 72nd Street between Park and Lexington. It's a large and livable space in an elevator and laundry building. No doorman, but there's a great, live in super. Four blocks from the 68th Street subway station and a very short walk to Central Park.

It's $3200. Totally under priced for the amount of space and the clean renovation. It faces south and is pin drop quiet. Full specs here.

Williamsburg has come into its own since I came to New York City eleven years ago. What used to be a dirty, hipster enclave has matured into a clean, hipster enclave with lots of new developments. And cafes!

Super Cute Apartment Of The Day! E. 50s One Bed -- $1700!!

I'm trying to find the perfect one bedroom for a client who is relocating to New York City. She's a Connecticut gal like myself, so I'm willing to go the extra mile and preview tons of stuff for her. Also, we got downright abused in the rain yesterday but we managed to still have fun.

This afternoon was a quiet one. Methinks Manhattanites are recovering from being cooped up yesterday, so I checked out a few one beds in the East 50s whose price points were a little too low to drag a client to if I hadn't first seen it. No one wants to see a dump!

Below is one of the best one bedroom deals I've seen in a while. There are two real $1700 one bedrooms in the same building on East 50th Street between First and Second Avenue. It's a quiet block, lined with brownstones and near all the fun bars and restaurants. There's a real kitchen, exposed brick, deco fireplace and great closets. The super is a very nice guy as well. He and I had a little chat this afternoon.

To give you an idea of the size, the unit on the ground floor was converted to two bedrooms and was still cozy and livable. But it's def great space for one person.
