Today was turning out to be a real snooze until I got an e-mail to check out this four bedroom penthouse over on East 57th Street.

Full floor and every room has floor to ceiling windows. Eat-in kitchen, two balconies and the biggest living room I've ever seen. Triple exposures.

Excessively Large Sutton One Bedroom With Terrace

Every now and then I find an apartment that I don't want to leave. This is one of them.

The $4,000 one bedroom inventory is a fascinating set, and one that I love exploring. $4,000 - $5,000, incidentally, is exactly the point where one should consider just buying a place, because the cost of rent at that level is equal to what a mortgage and maintenance payment would be.

This is an 1,100 square foot one bedroom with a terrace on 55th Street right off First Avenue. Leafy Sutton at its best. It has two full baths, two walk in closets, a chef's kitchen with stainless steel appliances -- all in a white glove doorman building.

Old People Are So Cute

This afternoon I was checking out a building on East 55th Street. It's a pre-war building, and lots of senior citizens live there.

On one floor I saw this note on the door, which made me laugh.


A few floors down I got off on the wrong floor, and saw this. Classic. I love his honesty. I figured if I went floor by floor I would find similar notes.

It's been a very busy two weeks here on Planet Pauline. Between near constant showings and lease signings, I haven't had much time to check out new stuff. Now that the dust has settled, I spent the morning looking at new things. Below are a few of my favorites.

Full disclosure: I'm an old soul. I like pre-war apartments, full of charm, high ceilings, fireplaces and parquet floors. While the rest of Manhattan drools over the West Village and SoHo, I look at Murray Hill and Sutton with awe. Who needs glass and steel and modernity when you can have a wooden elevator?

Below is such a place, a two bedroom right off of Madison in the East 30s, which is currently undergoing a gut renovation. Everything about it is huge, including the sunny, eat-in kitchen with a separate entrance for deliveries and the help. At $4950, it might as well be free. Same building, a few floors down, is this one bedroom with one of the nicest courtyard views I've ever seen. A long foyer leads to the living room with deco fireplace, which leads to the large bedroom. The bathroom is large enough to have a party in. Full specs here.

It was also a day of enormous studios. I don't think of the one below as a studio as much as it is a 600 square foot room. That explains the price tag of $2450. 36th and Madison.

Almost everything was under construction today, including this $1775 studio with a dressing room on 57th Street. Yes, $1775 in an amazing doorman building. There's a similar one for $1800 that is also being gutted right now.

Super Cute Apartment Of The Day! E. 50s One Bed -- $1700!!

I'm trying to find the perfect one bedroom for a client who is relocating to New York City. She's a Connecticut gal like myself, so I'm willing to go the extra mile and preview tons of stuff for her. Also, we got downright abused in the rain yesterday but we managed to still have fun.

This afternoon was a quiet one. Methinks Manhattanites are recovering from being cooped up yesterday, so I checked out a few one beds in the East 50s whose price points were a little too low to drag a client to if I hadn't first seen it. No one wants to see a dump!

Below is one of the best one bedroom deals I've seen in a while. There are two real $1700 one bedrooms in the same building on East 50th Street between First and Second Avenue. It's a quiet block, lined with brownstones and near all the fun bars and restaurants. There's a real kitchen, exposed brick, deco fireplace and great closets. The super is a very nice guy as well. He and I had a little chat this afternoon.

To give you an idea of the size, the unit on the ground floor was converted to two bedrooms and was still cozy and livable. But it's def great space for one person.
