Downtown Studios And One Bedrooms -- Under $2100 A Month

True story: Today, for the first time ever, a client stood me up. She never bothered to show up despite confirming an 11:00 a.m. appointment the night before. I was annoyed. No one puts La Pauline in a corner! Since I already had the keys and the apartments picked out, I went out anyway and took a look at West Village studios and one bedrooms under $2100. (Not everything with me a $5000 two bedroom.) Now I know about lots of nice ones. Lemons into lemonade, kids.

Mulberry and Grand -- $2100
This one bedroom isn't in the West Village, but it's a cool place, one flight up and totally renovated. I love the deco fireplace in the bedroom.


Thompson and Bleeker -- $1750 -- One Bedroom
This is a neat apartment. Sure, it's a walk up with some funny linoleum floors, but it's bright, renovated and a true one bedroom with an eat-in kitchen and a bright living room. All the appliances are new. It's enough space for one person, and there are great closets.


MacDougal and Prince -- $1800 -- Large Studio
This is a place with a seriously great location. It's listed as a one bedroom, but it's really a large studio with an eat-in kitchen. Everything's new: floors, appliances, etc. It's another great space for one person, like a student or a new hire.

I've been quite the slacker lately. The truth is that I am been very busy with the job. I have a lease signing tomorrow and thanks to keeping my ear to the ground, I found out about a lease break in a building where one of my clients really wanted to live. All in a day's work.

Over the past week I've seen some strange things. For starters, an apartment where a drug user clearly lived. He painted the windows black. The whole place has since been cleaned up, but two weeks ago it looked like a scene from Law & Order, complete with very suspicious carpet stains.

This Beta fish was found in an empty apartment on Mulberry Street. I changed his water and fed him. Who leaves behind a fish? Both the fish, and the apartment, are still available. It's a large one bedroom, only $2000. Second floor.

Have a drinking problem? I have just the place for you! Someone (a guy, most likely) turned the dining area of their otherwise cool triplex apartment on 54th and Park into a bar, complete with TV slot.

This was odd: A Gremlin on 68th Street and Third Avenue! I didn't think these kinds of cars were even allowed on the Upper East Side. I think those are even the original hubcaps.

A Few Great Apartments

I spent the past two weeks checking out new apartments, and below are a few of my favorites.


Living in a West Village loft is a lot of people's dream, and it's actually not difficult to find. This building on Greenwich Street has some wonderful one bedrooms with an extra loft that can easily double as a second bedroom or a home office. It's full of young people and families, has a doorman, elevator, laundry and everyone seems to have a dog. Studios are available as well.


For the same money as one of those West Village lofts, you could live in this new building in Murray Hill. I am all about high floors and insane views. I would live in the unit below. It's a two bedroom, two bath with a living room that over looks both the city and the water. It also has a real entry hall with a large closet, which I find very homey.



No one has ever called me up and said, "Hey, I want to live in Midtown East!" But I have had five clients who ended up there, and quite happily, after not finding anything they liked in Gramercy and the East Village that was within their budget. I even have two friends who ended up on the same floor of the same building thanks to my suggestion. There are some great deals to be had in the east 50s, on everything from rental studios to purchasing intact brownstones.

The place below is awesome. It's a large one bedroom, gut renovated with a modern kitchen. It's a pre-war building with a gorgeous common courtyard. I don't know what the building was before it was converted into apartments, but it's quite unique. Even the bathroom is large.

It's been a busy week since I started at a new brokerage. My first order of business has been to check out the inventory, since it's been a month since I've been in the game. Also, when I left Citi Habitats I forgot to take all the photos I'd collected over the past two years, which was a huge over sight.

Yesterday I found what I think is the best deal on a studio I have ever seen. It's a 550 square foot alcove studio with tons of natural light, in a doorman/elevator building. Everything is new, including the kitchen. There is also a separate dressing room, in addition to the ample closets in the entryway. And it's only $1615, NO FEE. Photos below, full specs here.

And Now For Some Resolutions!

It's a New Year, so it's time to make some resolutions!

1. Be More Social. Having a baby took up a lot of time time and energy in 2009. It's time, though, to get back onto the social scene and behave like an adult. That means cocktail parties, brunches, maybe even a clambake or two.

2. Be More Useful Around the House. I don't cook. I don't clean the cat box. I am, however, completely anal about the laundry -- no one touches it except me. In 2010 I should expand my domestic repertoire, as long as it doesn't involve cooking or handling cat litter.

3. Physical Fitness is a Priority Here's the thing about baby weight: it's hard to lose not because you put so much on, but because it goes places where you didn't have fat before. My arms and upper body look great. The rest could use some work. The only way to get rid of fat is to burn it off, and so a-running I must go. I have no interest in being a fat bottomed girl, even if they do, apparently, make the rockin' world go 'round.

4. Writing! And for goodness sake, could I finally finish that novel I've been noodling around with since 2005?
